Taking responsibility; Principal Contractor under CDM 2015
Retrofit programmes that involve multiple trades require a Principal Contractor to coordinate site safety under the Construction (Design and Management) Regulations 2015.
On every multi-trade programme, we act as Principal Contractor. That means we are the clear point of accountability for site safety and coordination. For the local authorities and social housing associations we work with, this makes oversight easier and reduces the risk of gaps between different contractors operating on the same site.

How we manage risk across the whole retrofit programme
PAS 2035 treats risk as something that needs to be managed continuously, not just assessed at the start and revisited at the end. We follow this principle.
Our Retrofit Coordinators oversee risk from the first assessment through to post-installation review:

Assessment: We identify property-specific risks early, including structural condition, moisture, ventilation and resident needs

Design: We ensure that measures are specified in the right combination and sequence

Installation: We coordinate trades and manage risk in occupied homes

Handover: We explain new systems to residents and ensure that properties are safe and compliant before sign-off

Monitoring: We follow up to confirm the intended outcomes have been achieved
Working safely in people’s homes
When we work in occupied properties, we are guests in someone’s home. And that shapes how our teams operate on site.
Site-specific risk assessments and method statements are produced for every programme, and our teams are trained to work safely, respectfully and with minimal disruption.
This means:

Protecting residents throughout the works, with additional care where residents are vulnerable

Maintaining safe access at all times

Managing dust, noise and disruption in line with agreed risk controls

Coordinating multiple trades carefully to avoid conflicting activities

Holding our partners to the same standards
Every delivery partner we work with is required to meet the same health and safety standards we apply to ourselves.
We review health and safety arrangements before the appointment and monitor performance throughout delivery with regular site inspections. All inspection activity is logged and tracked through BigChange, our field management platform, which gives us a complete auditable record of site activity across every programme.
At LMF, we carry out unannounced site inspections as standard practice to assess the quality of work and safety onsite.

Our approach to health, safety and risk management is independently verified through TrustMark registration, SSIP Principal Contractor accreditation, SafeContractor approval and ISO 9001 certification.
