Social Housing Retrofit Programmes
We deliver retrofit programmes that protect your housing assets, reputation and residents.
Turnkey Retrofit Partner | PAS 2035–Led Delivery | Resident-First Approach | Regional Teams, National Reach
For housing associations and registered providers, retrofit takes place in homes you are responsible for. On behalf of residents you have long-term relationships with, and regulatory obligations that continue long after a funding round ends.
Our delivery model is designed to protect your housing assets and preserve resident relationships. We focus on careful design and responsible installation delivered through structured and fully compliant programme management.
Supporting and protecting your residents
Retrofit in occupied homes requires more than technical installation capabilities. Strong communication and consistent resident support drive successful retrofit programmes.
That’s why we have our own team of Tenant Liaison Officers (TLOs) to support every programme and manage all resident-facing communication. They:
-
Provide initial outreach and explain the works directly to residents, with the aim of reaching and informing at least 70% of residents on every programme
-
Support households throughout the installation process, managing any questions or concerns
-
Instigate follow-up communication and ensure residents are happy and comfortable with new retrofit systems fitted in their homes
All of our staff and delivery partners who enter resident homes are 100% DBS checked. In addition, all resident-facing teams are trained in communicating with residents living with dementia.

Protecting your housing assets
Retrofit should improve the performance and longevity of your housing stock. But when retrofit measures are incorrectly specified and designed in silos, it can lead to consequences such as damp, condensation and ventilation failures.
Our whole-house retrofit approach treats every property as a complete system.
We design insulation, ventilation, heating and control systems together, managed by the same team. This means that the interaction between each specified measure is fully understood before installation begins, protecting the long-term condition of your assets.
One delivery partner with clear accountability
When multiple organisations manage design, installation and reporting, social housing teams can find it resource-intensive and difficult to coordinate.
LMF operates as a single delivery partner across the entire programme.
This means:
-
You have one contract and one point of contact
-
A single, cohesive design and delivery structure
-
One governance framework for reporting and compliance

Experience delivering funded retrofit programmes
We have experience in delivering retrofit programmes across social housing and housing association stock under several funding streams. This includes:
- ECO4
- Warm Homes Social Housing
- Local authority funded programmes
We understand the reporting and compliance requirements attached to these schemes and structure our programme delivery accordingly. This includes evidence packs, submissions and audit documentation that are complete and accurate.
Coastline Housing
We delivered a £2.2m ECO4 funded programme, upgrading 233 homes across Cornwall. The programme was delivered defect-free, on time and on budget, with no complaints recorded across completed properties.
