Coastline Housing 

We partnered with Coastline Housing to deliver £2.2 million of ECO4-funded energy efficiency improvements across 233 homes in Cornwall and the surrounding areas. The programme focused on a diverse mix of traditional properties including stone cottages, terraced houses, detached and semi-detached homes, and bungalows.

The works included room-in-roof insulation, solar PV, air source heat pumps, and ventilation upgrades.

Our structured approach combined national expertise with strong local delivery. Property assessments and programme management were led from our North West office, while day-to-day coordination and tenant liaison were managed from our Launceston office in Cornwall. Surveying teams were mobilised from both regions, and logistics were supported centrally to ensure timely distribution of materials.

Property types: Traditional stone cottages, terraced, detached, semi-detached houses and bungalows.

Key outcomes:

  • Defect-free delivery: All 233 homes completed, lodged, and compliant for ECO4 funding.
  • On time and on budget: Programme delivered within agreed parameters.
  • Tenant satisfaction: No complaints recorded across completed plots.
  • Social value: Local employment supported, accredited training delivered through the new LMF Training Academy, and ongoing professional development for installers.
  • Lessons learned: Adjusting the programme to install less popular measures (such as ventilation fans) earlier in the schedule improved tenant cooperation and reduced access challenges.

This project demonstrates how LMF can deliver large-scale retrofit programmes in rural and mixed-tenure communities, supporting Coastline Housing’s sustainability goals while providing lasting benefits to tenants.

Greater Manchester Combined Authority

We delivered energy efficiency upgrades to 196 homes across Greater Manchester under the GHG LAD scheme. Measures included internal and external wall insulation, room-in-roof insulation, loft insulation, solar PV, and tailored ventilation systems to improve air quality and prevent damp or mould in airtight properties.

Properties were a mix of detached, semi-detached, and terraced houses. All works were completed by our in-house team, supported by local suppliers to maximise quality control and social value.

Key outcomes:

  • Improved comfort and health: Residents benefitted from better temperature control, reduced damp and mould, and healthier indoor air quality.
  • Higher EPC ratings: Homes became more energy efficient and cost-effective to run.
  • Community benefits: Local apprentices were trained in ventilation installation, and existing engineers were upskilled, creating sustainable employment opportunities.
  • Local supply chain support: Materials were sourced locally, reducing environmental impact and contributing to GMCA’s social value objectives.

This project not only improved the living conditions of residents but also delivered long-term economic and environmental benefits for the region.

Cheshire West and Chester Council 

We partnered with Cheshire West and Chester Council to deliver £2.16 million of energy efficiency improvements across 264 low-income homes under the GHG LAD scheme. The works included solar PV, air source heat pumps, internal and external wall insulation, loft insulation, and ventilation upgrades.

Our end-to-end service covered property surveys, bespoke retrofit designs, project coordination, installation, and quality assurance. Despite working in occupied properties, the programme ran to schedule, averaging 11 homes per week.

  • Property types: Detached, semi-detached, and terraced houses, mostly owner-occupied or privately rented with low EPC ratings and high fuel poverty risk.
  • Key outcomes:
  • Lower energy bills: Solar PV and insulation cut annual household energy use by 3,000–4,500 kWh, saving £300–£600.
  • Improved comfort: Warmer, more consistent indoor temperatures and reduced drafts.
  • Carbon savings: Around 1,500 tonnes of CO₂ reduced each year.
  • Higher EPC ratings: Many homes improved from band D/E to C or above.
  • Stronger communities: Reduced reliance on fossil fuels and enhanced local energy resilience.

This project delivered measurable benefits to residents while supporting the council’s wider net-zero and fuel poverty objectives.
