What's an EPC and why does it matter?

An EPC (Energy Performance Certificate) rates a property's energy efficiency from A (most efficient) to G (least efficient). It also shows the cost of heating and lighting the property, and what improvements can be made to save energy.

For rental properties, EPCs are more than a guideline; they’re a legal requirement.

Current EPC rules for landlords

Under existing rules:

  • You must have a valid EPC before renting out a property.
  • The minimum EPC rating for all new tenancies is E.
  • Existing tenancies must also meet the E rating unless an exemption applies.
  • You must make energy efficiency improvements up to a cost cap (£3,500 incl. VAT) if the property is below EPC E.
Properties that fail to meet these requirements may not be legally let.

Future changes: EPC C by 2028

The government has proposed that all privately rented properties must have a minimum EPC rating of C by 2028.

While not yet law, it’s widely expected that this will become a legal requirement and early action is advised.

Penalties for non-compliance

Failure to comply with EPC regulations could result in:

  • Fines of up to £5,000 per property
  • A ban on letting the property until improvements are made
  • Difficulty selling or refinancing properties with low EPCs
  • Reduced rental appeal as tenants become more energy-aware

What can you get through ECO4 funding?

With an ECO4 grant, eligible properties can receive a range of free home energy upgrades. Your properties and tenants will be individually assessed to determine which improvements will make the biggest difference to your energy efficiency.
